THE CURRENT SITE

The site is 0.32 ha and consists of two main buildings in an L-shaped development. The Granary Warehouse, which dates from the 1890s, was formerly home to the Royal Academy of Dance and is currently vacant. This building has an extension built in the 1970s. The Fonteyn Building is partly vacant with some existing commercial use. The two buildings are linked via a glazed first floor bridge.

The site lies within the Battersea Square Conservation Area, but the buildings are not listed. However, it is close to a number of neighbouring listed buildings.

The site was subject to a planning application (withdrawn in December 2021) for a new senior school and in 2015 for new homes. We believe this proposal is a more appropriate use of the site and more sympathetic to direct neighbours and the local community.


OUR PROPOSAL

Our proposal is for a mixed-use development to deliver a creative design and wellness hub consisting of:

  • State of the art office space on the 1st and 2nd floors of the Granary Warehouse and on the 1st floor of the Fonteyn Building
  • A ceramics and artist education studio on the ground floor of the Fonteyn Building
  • A flexible space suitable for a wide range of uses, including by the local community, on the ground floor of the Granary Warehouse
  • A multi-function event space suitable for community and educational use on the first floor of the Granary Warehouse
  • A gym and pilates studio on the 3rd floor of the Granary Warehouse
  • A café in the southern end of Ship House

How it would look

The design will be sympathetic to the existing buildings, their industrial past and surroundings. All proposed door and window replacements will be traditional dark steel, the roof lights will be aluminium and brickwork refurbishments will match the existing brickwork.

The main alteration consists of the consolidation of two external fire escape stairs into one to reduce visual clutter, accessed by south facing balconies and the northern end of the Granary Warehouse.

Externally high-quality landscaping is proposed for the existing cobbled courtyard to provide an open air green heart to the scheme, while retaining historic design elements of the cobbles and integrating a series of swales to manage rainwater. This beautiful area will be car free, providing a number of accessible green spaces.


No onsite car parking is proposed except for one accessible space with an electric charger. Extensive cycle parking will be provided. A full transport assessment will be submitted as part of the planning application.


WHAT IS HAPPENING NOW?

You may have noticed some work already happening. This is to the internal parts of the buildings to prepare them for future development. Planning permission is not required for this activity.

In addition, our team is preparing the full planning application for the site.

WHAT HAPPENS NEXT?

Our consultation closed on 20 March. Our team is reviewing the comments received and assessing whether changes to our proposal are required in response to them. We’ll then submit a planning application to Wandsworth Borough Council.

They will publish our full proposal on the planning portal on their website. Before they make a decision on our application, they will also consult with site neighbours and a range of statutory consultees.
